The Case For Contract Case Goods

The term case goods is used by furniture dealers to describe hotel furniture that goes in the guest bedrooms. Guest room furniture is a major investment for any hotel and one that cannot be taken lightly. What are the factors you should consider when purchasing hotel furniture or case goods for your property? What comes to mind are at esthetics and style, durability, maintenance, and cost.

I was visiting a hotel owner in Tegucigalpa, Honduras in 1998 when he gave me a tour of his newly opened hotel. I will never forget this gentleman for two reasons which I will mention further along. It was a very nice hotel in downtown Tegucigalpa with about 70 well appointed single and double rooms. The furniture in the guest rooms looked very high end and beautifully stained. You could see the beautiful wood grain you only find in fine residential furniture. But he had a severe problem. The furniture he purchased only a few months ago was starting to warp and split. Why? Because the furniture was made out of solid wood and the wood had not been properly dried. In a few more months most of his furniture could only be used as scrap or firewood. He told me the reason he decided for all wood furniture was because he was raised with the belief that a good furniture piece had to be made of solid wood. This trip was memorable because I knew this client s furniture was a total loss, he would have to re-purchase all the furniture again, the other reason was I had to evacuate Honduras because Hurricane Mitch was heading straight for this tiny impoverished nation. I got out on one of the last flights to Miami but unfortunately Hurricane Mitch struck with fury inflicting tremendous damage.

Carpet Glides

In the hotel industry using solid wood furniture is a no no. Some of the problems include cost, maintenance, and damage like warping and wood splitting if it's not properly dried. Using residential grade furniture is another common mistake. A seasoned hotelier knows their furniture will be subjected to use and abuse from the guests so what is needed is contract quality furniture often referred to as case goods. Contract quality case goods are made from a combination of materials such as wood, engineered woods, wood veneers, particle board, medium density fiberboard, and often laminate for furniture surfaces. The laminate is actually thermo fused to protect the tops.

When purchasing case goods for your hotel verify they are contract quality made by reputable manufacturers with experience in making furniture for hotels. You do not want to be this manufacturer's first commercial project so carefully do your due diligence and check the manufacturer's references and prior projects before placing your order. Other things to check is storage room in the credenzas, chests and armoires. Remember space is a premium inside a guest room so make sure your furniture has sufficient storage space to accommodate you guest's clothes and storage needs. I also recommend using laminate for furniture surfaces particularly in a hotel table, desks, credenzas, and activity tables. Laminate tops make the maintenance easier and they are also more resistant to scratching by pens, keys, and sharp objects. The drawer glide mechanisms are very important, make sure to ask your manufacturer to describe how the mechanism is made and again verify if it's contract quality. Finally make sure your manufacturer offers a warranty against manufacturer's defects. A reputable manufacturer should offer at least a one year warranty and some will offer up to 5 yr warranties.

Superiority of Humans Over Animals - Are Some of us Prone to Attack?

I have a theory that some people in the world are particularly susceptible to spontaneous animal attacks. Something about them transmits the wrong signals and animals respond unfavorably to them.

I have concluded that I am one of those people. In my time I have been attacked viciously by a German Shepherd owned by a particularly anti social character who kept the animal as a guard dog, and then half starved it to further hone it's aggression; I have also been badly bitten by a one armed gibbon, again kept as a pet by a demented woman who assured me of his docile nature before I went near him.

I was given a plate of food to put down on the floor of the gibbon's cage but before I could put the plate down anywhere the ape grabbed me around the throat and began shaking me about, finally sinking his yellow teeth into the side of my leg and tearing out a chunk of my best corduroy trousers. I learned very quickly that it is pointless to try to fight back when confronted by an angry gibbon, because their arms are longer than ours, but thankfully he only had one and failed to prevent me from escaping when I slammed the cage door on his good paw.

In the early seventies, I lived with my nutty parents in a small Indonesian community some hours drive from Jakarta in a hilly tea plantation region. Our villa was large and comfortable and the sitting room was open to the terraces and the garden. One night, as I was sitting on the rug before the fire, reading my book and minding my own business, I felt a thump on my left shoulder. I turned my head and came face to face with a bug-eyed, bright green frog, commonly known as Rhacophorus Nigorpalmatus. This frog is equipped with large, webbed feet which enable it to glide in flight and it can zoom from one object to another at an alarming speed.

My blood freezing screams brought servants running and my father emerged from his study wielding his badminton racket, affectionately termed his 'bat bat,' as he used it to swat the bats which swooped upon our dining table on the terrace. We were unaware at the time that flying frogs use their webbed and suckered feet to cling to a moving surface, which by now I certainly was. I ran screaming all around the house and garden until eventually I was rugby tackled by the house boy. He whipped a cigarette lighter out of his pocket, and flashed the flame in front of Kermit who immediately released his vice-like grip on my shoulder and flew off into the night.

I have also been bitten by my Aunt's over weaned and insufferable Pekinese dog. In the sixties, pooper - scooping was rarely practiced except by known eccentrics, yet my Aunt seemed to view pooper-scooping as some sort of macabre hobby, and she followed dearest Fluff around with a plastic carrier bag, a supply of paper tissues, a spray deodorant (don't ask) and a packet of wet wipes. She would then clean good old Fluff's bottom after each minor bowel evacuation, while Fluff did his best to bite off her hand. Aaah, how sweet.

When it came to my turn to take Fluff for his constitutional, I was not quite so practiced as my Aunt at avoiding the little bastard's razor sharp teeth and he sank them into my thumb. I carry the scar to this day.

My friend Paddy had a minor accident with a thermos of hot tea and scalded her leg, which rendered her unable to exercise her horse. Paddy ran a small sanctuary for retired racehorses. She rang me and asked if I would consider taking Phantom for a little ride. (There, you see what I mean - why did she ring me and not some other idiot?) Oh goody, I thought, a nice bracing ride over the hills, just what I need.

Phantom turned out to be somewhat larger than I was used to, and from the moment my bottom touched the saddle, the horse was in complete control. He shot out of the stable yard like a rocket and proceeded to thunder across the countryside, with me clinging onto his back in fear of my life. He raced under low hanging branches, charged through streams and hurtled over low fences, finally ploughing through a party of tourists having a peaceful picnic in a field.

We arrived back in the stable yard at about seventy miles per hour, scattering chickens and sending water buckets in all directions, and Phantom finally skidded to a halt somewhere in the vicinity of his feed box, whereupon he dumped me unceremoniously onto the slimy cobbled floor.

Nursing a badly bruised bottom, I visited the sickroom and asked Paddy when exactly Phantom had been retired from racing. 'Oh, only recently, dear,' she said, glancing at me over the top of her magazine and noting my disheveled state with mild interest, 'he won his last race three weeks ago.'

Emerging from the doors of my local supermarket a couple of years ago with my arms full of shopping, I was suddenly, ferociously and repeatedly set upon by a one legged seagull with a death wish. I was wearing an extremely fetching black cape at the time and I can only surmise the idiotic bird thought I was some sort of bat. The wretched thing swooped down upon me and tried to peck my head each time it landed anywhere near me. I warded off the attack with a French stick and my Louis Vuitton handbag, which has never been the same since.

One would think that, caught in the midst of something resembling an Alfred Hitchcock nightmare, one's dearest friend, witnessing one's distress from the car parked nearby, might come to one's rescue. Wrong. The car was rocking with laughter, and the entertainment was apparently shared by a party of German tourists.

I do actually love animals and have owned a series of well adjusted pets not in the least prone to ripping out my throat or tearing me limb from limb. The problem seems to be peculiar to strange animals who have not been formally introduced. In view of my obvious attraction as bait I have managed to 'steer clear,' as it were, of the bull running in Spain.

Hardwood Floors - Easy to Keep Lustre and Beauty

Hardwood floors present a floor surface that teases and almost dares you to slide or move furniture on it. Remember our younger days when we use to run a bit just to slide on the wood floors and even sometimes slide down the wooden stair rail? Well those days were fun, beautiful and aren't really gone. Dust -- particles in the air that come from endless sources - it has non-controlling qualities. Grit -- minute granules of sand or anything that creates a grinding effect when pressed or dragged against a surface. Moisture -- liquid usually water based or mixed with dirt and other compounds or elements.

Indications of these three things are first seen at entrances or high traffic areas of your wooden floor. Avoid excessively worn areas and scratches on your floor by ensuring casters or furniture coasters are below the resting points of your furniture. Some furniture may have casters that ease its movement while others do not. You can apply a special type of material to the bottom of furniture legs which allows the furniture to easily glide without doing any damage on your wood floor.

Dust, Grit and Moisture

Dust, grit and moisture are gifts of nature and we all have to deal with them. Grit which stems from sand or dirt being tracked from the outdoors on the surface works like sandpaper on the floor finish. Dust mites, balls and the like are merely pulverized bits of dirt which in essence acts in the same way as grit over the long haul on your floors. Once your floor finish gets damaged grit and dust left on the surface tend to discolor the hardwood while being ground into the surface pores with each step made on top of it like a hammer pounding stroke after stroke.

Moisture is definitely a no-no when it comes to your hardwood floor. Even though you know that trees are grown from a major ingredient of water, you also know that water aids wood in changing its shape. Just for kicks, ask yourself this question: Would you wash down your intricately etched wood and antique finished dresser, curio or bedroom suit with any type of water solution? Your wooden floor needs that same type of care and attention in order to yield many years of comforting wood floor sheen, elegance and beauty.

Great for Your Body Not Your Wood Floors

Water is universal, natural and great for your body's good health when used for bathing, having fun, consumed or combined with other minerals, compounds or elements - even to cook foods in. However, this awesome resource sometimes called moisture is not the least bit healthy for your wood floors. Water and moisture become tricky with mingling after milling and designing trees into a wooden floor. It's like this -- when your wood floor gets wet, there is no way of knowing whether it will curl, bow down, shrink or expand once it dries again.

Undoubtedly you've seen wood floors where it seems that the edges or seams of boards joined together curl up or the width of a board creates a bow like upward arc in the middle. These are indications of moisture damage to a wooden floor. For example, there have even been instances where moisture damage caused floor boards to arc together to raise a full length sofa about three feet into the air. That was merely from the curl effect and strength of water on wooden floor boards. So, by all means do dry any spills to keep moisture and liquids away from your wooden floors.

Furniture Coasters

You can choose furniture coasters from a vast array of styles at most any hardware, home improvement or house ware shop. Styles and techniques range from special materials that are circular, oval, and rectangular or square which peel and stick to smooth surfaces with special materials attached to metal frames which can be used in your wooden floor surface's care by hammering them into the legs' bottoms of furniture. An alternative would be to make furniture coasters for your hardwood floors and wooden floors' care. Coasters can also be used to protect the tops of wood furniture against circles which form from glasses or cups containing liquids.

Wooden Floors Easy to Keep, Extra -- Extra

Another way to prevent undue and excessive wear on your hardwood floors or wooden floors is to use scatter or throw rugs in high traffic areas. You may even be tempted to use a center rug piece for decor. Now that you and I have gotten past the fun stair rail slide and onto the floor, it is utterly important that we stay clear of injury -- Ensure that your throw, scatter or centerpiece rug either has sufficient non-skid backing or that you lay a non-slip material between it and your wood floor.

I encourage you being cautious about potential discoloring of the wood floor in direct proportion to the shape of the center rug piece over time. Discoloration will occur not as a result of the throw rug or center rug piece but as a result of sunlight beaming on the wooden floor in areas around the center rug piece. You see, underneath the center rug piece sunlight cannot get to the wood. So, the color of your wooden floor beneath the center rug piece would be lighter in color over time than the exposed areas. I recommend you use throw/scatter rugs instead of center piece or area rugs as these would be more readily removed, freshened or relocated to minimize a lengthy tenure in one location.

Rugs Location is key

An ideal place for a throw rug is at the entrance to a room, passage or vestibule that is fairly close to the outdoors which enables it to catch grit and grime before it gets on your floor. A throw rug can get the job done without being on the wooden floor. A keen suggestion might be to go stocking feet to enhance maintenance of the hardwood floor shine.

Save With Your Wood Floor Sheen

Your hardwood and wood floor shine can be different tones for decor like paint on your walls or ceilings. Available tones include:

Tip 7: After cleaning, hang them to dry completely. Do not expose it to direct sunlight as this can fade the colors and make the fabric stiff. Also shake the jeans first before hanging them up to dry completely. This will reduce wrinkles.
